The house has a continual refurbishment programme with modern facilities whilst keeping many original features. There is a sumptuous guest lounge to relax and enjoy and each individually designed bedroom is equally appointed with luxury toiletries large fluffy white towels and robes. Bedrooms are generously proportioned with gleaming bath/shower rooms some have 6ft wide beds. All rooms have sea views and are equpped with TV DVD player USB charging hair dryers & hospitality tray.
Highcliffe House offers guests a sumptuous lounge to relax in and enjoy a drink from our bar service. In addition there is free on-site car parking and free internet access throughout the house. On arrival guests can enjoy with our compliments an afternoon Devon cream tea with warm scones clotted cream and jam.

It is of the utmost importance that we support the local economy and the abundance of good local produce makes that easy to do. We have made every change that is possible and practical to make within the constraints of a period building in a conservation area. We recycle everything that NDDC will permit and the garden is eco friendly with a large proportion made over to natural woodland. Exmoor's majestic and unspoilt landscape can only be preserved through the commitment and support of sustainable tourism and we want you to be able to enjoy this incredible part of the UK for many years to come. Mobility Description:
This beautiful Victorian house was originally built in a conservation area as a family home and is not a purpose built B&B or hotel. The house is accessed by a steep narrow lane from the main town of Lynton which also has many steep slopes. There are no downstair bedrooms nor is there a lift to the upper floors. The entrance is accessed with handrails via three stone steps a turning slab three more shallow steps and finally two more steps through the front door. The ground floor is all on one level with the guest lounge and breakfast room. There is a staricase to the first floor with 19 steps to access four bedrooms and another staircase with 17 steps to the three top floor bedrooms. All our bedrooms are generous in proportion five have bathrooms and two have shower rooms.

- Highcliffe House is Bed & Breakfast only our panoramic conservatory breakfast room seats up to 12 and has breathtaking sea views across the Bristol Channel to the South Wales coast. In 2009 we were initially awarded the Visit England Breakfast award and have maintained the award since.

Directions:
Follow the signs to Minehead on the A358 joining the A39 enroute. Lynton & Lynmouth are situated on the A39 approximately 20 miles from Minehead through Porlock and Exmoor. Once in Lynmouth follow the signs to Lynton up the hill where there is a sharpe 360 degree turn into the town. As you rise up into the town pass a car park on your left and take the next turn left immediately after the car park. Follow the road and the house is up the hill on the left hand side passed the Crown public house.;
