The Kingsview Guest House has been in the same ownership for over twenty years and your hosts, Aileen & Ruary Muirhead, who have now been running it for over two years, have a wealth of experience having previously owned the Honeypot Guest House & Tearoom (3*) in Crail and the Baytree Guest House (4*) in Kirkcudbright. They are however delighted to be back home in Edinburgh and will offer you a very WARM WELCOME! The Kingsview Guest House operates to 3* standards offering clean comfortable accommodation at a reasonable rate. All rooms have ensuite shower and toilet facilities, digital TV with freeview, courtesy trays, hairdryer and ironing boards The Kingsview is totally non smoking throughout but for those who do smoke the front garden offers a pleasant retreat. Wifi access is available throughout at no charge. The Kingsview Guest House is open all year. We are classed as a City Centre Guest House and in easy walking distance to most places of interest with Princes Street and the Castle less than ten minutes walk away. Dogs are welcome by prior arrangment (our Cavalier King Charles puppy, Jodie, is already part of the team and fast working towards her position as boss!). Parking facilities are available - please refer to "Travel & Parking" page on our website for further information. Basically however we rent off street parking from a neighbour which we offer on a first-come basis to guests with our compliments. Further to this secure parking is available 160 metres away for £8 a day and pay-and-display is also available between 08.30 and 5.30 p.m. but free overnight and at weekends. Edinburgh is a wonderful City with an amzing variety of places to see, things to do, and an abundance of Festivals over the year with the highligts in August. All rooms are comfortably equipped and have ensuite (shower and toilet) facilities. All have flatscreen Digital TVs with Freeview, hair dryers, radio alarms, ironing boards and courtesy trays (tea, coffee, hot choclate, biscuits, etc). Wifi connection is available in the bedrooms as it is in the ground floor dining room. We have eight bedrooms ranging from twin and double to family including one on the ground floor (Rm 8) which is obviously attractive to anyone with walking disabilities.

Mobility Description:
Entering the property from the street the stone pathway leads to two steps into the vestibule. Kingsview has one double ensuite room on the ground floor which has been used by guests with walking disabilities. The Dining Room is also on the ground floor with adequate space for wheel chairs.

Dining Facilities:
- Breakfast is served in the ground floor Dining Room between 0745 - 0900 am, (Sunday from 0815 - 0915am). Breakfasts at Kingsview make an excellant start to the day. The Kingsview Grill is well known to guests as being a fine Scottish plateful but there is also a vegetarian option as well as Salmon, Kippers or the lighter alternative of bacon and eggs. On occasions guests wish to invite family and friends to join them for breakfast, by prior arrangement, and are available for £5 per person.

Directions:
The main Rail Station is Waverley and is located at the East end of Princes Street. Walking will take about 16 minutes or the short taxi run will cost about £5. Alternatively Lothian bus number 10 from Princes Street just along from the Scott Monument or 27 from the Mound bring you into Gilmore Place. The buses come through Tollcross then turn right at the Kings Theatre into Gilmore Place. You should get off at first stop - Kingsview is about 100 metres up on the right past the shops.
