Both rooms have tea and coffee making facilities .The double room has French windows with access to the garden. You are assured of a warm welcome and an excellent breakfast using local and organic produce as much as possible. Free Wi-fi access available in rooms. We have a travel cot and high chair. Kinnesswood is a great location for golf with many fine courses including St Andrews and Gleneagles within easy reach. There is also a 9 hole course in the village. The Scottish Gliding Union club at Portmoak is just over a mile away. The newly developed path round Loch Leven which stretches from the pier at Kinross to the nature reserve at Vane Farm is a great space for walkers and cyclists. There is also good fishing to be had in the area. The county town of Kinross is 5 miles away it is 16 miles to Perth and Edinburgh is a 40 minute drive.

We have two rooms a double room with en-suite shower and a twin room with en suite bath and shower. Both rooms have tea and coffee making facilities .

There is parking in front of the house. We can store golf clubs and fishing gear. Also bicycles can be brought in to the hall
